I am writing this letter to demonstrate my incredible experience with David Warner and his  team at Blackwater Associates. David and I first started working with each other in August of 2018.  Beginning with just 1 apartment and later expanding to a 20,000 square foot portfolio of rental  properties throughout Manhattan exclusively, David has and continues to exceed my expectations.  He displays professionalism, market knowledge, and efficiency and instills these traits throughout his  team. Whether it be rental season or off peak, David has never left us with a single vacancy to date.  It would be with pleasure to speak in greater detail should you have any questions.

My company is Weber Realty Management and we manage about 40 buildings in Manhattan. I have been working with David since early 2019 to help us rent apartments that we were having trouble with. After months on the market with other brokers, David was able to rent it in just a few days after taking over the listing. He does not waste any time and finds quality tenants paying top dollar relative to the market.

When COVID began in March 2020, we started giving David more and more listings until eventually we made an exclusive deal. Thankfully, it was the right decision that helped us stay afloat with occupancy consistently close to 100%. He brings valuable insights for marketing methods and has great repair/upgrade recommendations that has helped us increase the value/rent of apartments.

David and his team have been a key to keeping our family business running smoothly, helping us maximize our rent income through recent good and bad times.  When COVID turned the market dry, David and his team advised us on short term leases and how far to lower rents, and in the recent recovery has helped manage competing bids from prospective tenants to sign above the listing price.

The Blackwater team continues to update our listings with new photos and floor plans, organize showings and open houses, oversee the application & credit check process, and generate leases and collect checks for us — the only thing we have to do is sign on the dotted line and deposit the checks.

Some of our leases are shorter term, and the Blackwater team have been ahead of the curve, anticipating our expiring leases to make sure that we set the wheels in motion to stay at full occupancy.

But what I appreciate the most is their thoughtful and personal touch — they have gone the extra mile to answer concerns and questions, have helped negotiate uncomfortable situations with reductions of security deposits, and have even helped with last-minute repairs to get the units ready for the first of the month.
